The high radon concentration was a major concern for the buyer, so they needed a more effective solution to bring the levels down to a safer range.

  3. What's causing the problem: The home had an existing radon mitigation system, but the issue stemmed from inadequate airflow under the slab. The original system did not effectively reduce the radon because it lacked a properly designed suction pit and failed to address airflow restrictions, leading to insufficient pressure changes to mitigate the gas.

  4. How We Fixed the Problem (Mitigation Process):

    • Conducted a Pressure Field Extension (PFE) test to assess the airflow beneath the slab.
    • Discovered slightly positive pressure under the slab, indicating insufficient airflow for effective radon mitigation.
    • Inspected the original suction pit and found it was not properly excavated, with chunks of concrete blocking the system.
    • Excavated and expanded the suction pit to improve airflow.
    • Performed another PFE test, which indicated better airflow under the slab.
    • Installed a secondary suction point in the back room of the basement to improve airflow even further.
    • Connected the new suction point to the primary system using schedule 40 PVC pipe.
    • Conducted final PFE measurements, confirming that the system was now functioning properly with adequate airflow and negative pressure to safely mitigate radon.
  5. What's unique about this situation: The unique challenge in this project was the discovery of bedrock or a large builder’s rock under the slab at the primary suction point, which made drilling difficult. Despite this, we were able to find a solution by excavating the suction pit, ensuring proper airflow and significantly improving the radon mitigation system’s efficiency. Additionally, the need for a secondary suction point to address a particular room in the basement made this a more customized and comprehensive solution.

Purple Mountain Radon received a call from a homeowner who said their radon mitigation system does not get radon levels below 22 pCi/L. When conducting sub-slab diagnostics it was discovered there was positive pressure under the slab in relation to the basement living space.  A hole was drilled into the suction point riser to determine whether a large enough hole had been dug.  When inserting the endoscope camera it was discovered that there was not a hole at all. The bottom of the riser was filled with pieces off concrete. 

 

The pipe was cut and the hole in the slab cored. After the debris was cleared it was then discovered that the slab was poured on top of a large stone. It was drilled through and penetrated at about 8 or 9 inches deep. We weren't going to be able to remove that rock so two additional suction points were drilled and dug to cover the basement area. 

 

The radon fan discharge used downspout material that was too small and the condensation collection system was not adequate. The downspout material was replaced with 4" schedule 40 PVC and a fan guard (moisture diverter) was installed. 

 

The original suction point had a small area to the left side of the hole that had a small clearance between the bottom of the slab and the top of the rock. So the original riser was added back to the system. The basement now has three suction points.
